Newsec to manage the biggest business center in their portfolio in Latvia – Novira Plaza
Newsec Latvia has signed an exclusive property management agreement with a newly built business center in the heart of Riga – Novira Plaza. This seven-floor, 39,000 square meters building complex is the biggest addition to the Newsec property management portfolio in Latvia, leading the company to significant expansion and relocation of their operations to the Novira Plaza business center.
Class A business center Novira Plaza is located in the newest business district in Riga, on Marijas st. 2. The strategically convenient location – central business area, a walk-away from Central Railway Station, hotels, museums, and theaters – ensures very convenient access by public transport. For those arriving by car, the building compromises a spacious 180-spaces underground parking lot.
Novira Plaza stands apart with its luxurious lobbies, collaborative workspaces, restaurant establishments, and boutique retail spaces thoughtfully situated on the building’s ground floor. Embracing a contemporary and inviting atmosphere for both staff and guests, a deliberate focus was placed on green spaces, resulting in the installation of open courtyards and lush terraces within the premises.
The business center will open its doors in 2023 Q4. The circle of tenants includes such companies as fast delivery of food and other goods Wolt, audit and consulting company PwC, HR management company Zalaris, GoCardless payments solutions and of course the full-service property house Newsec.
“We firmly believe that professional property management delivers substantial value to both property owners and tenants. In selecting Newsec as our trusted partner for Novira Plaza management, we were drawn to their exceptional A-class office management track record and their capability to deliver top-notch services across a vast 1,000,000 square meters of real estate in the Baltic States. With the utmost confidence, we anticipate that every facet of our internal operations, from tenant communications to control of operating costs, will be executed in accordance with the highest industry standards,” says Jolanta Jurga, founder and CEO at Evernord.
The Evernord Real Estate Fund III has been involved in the development of the business center alongside Novira Capital from the project’s inception. “It gives me great pleasure to highlight that this endeavor is a testament to the productive collaboration among partners operating in the Baltic States and extending into Scandinavia. The developers of Novira Plaza represent an Estonian company, with the major shareholder being a foundation established in Lithuania, and the project’s implementation taking place in Latvia. Newsec operates in both Scandinavian and Baltic markets, while the project’s investors and tenants have come together from all three Baltic countries. We are genuinely pleased to be involved in this remarkable project,” comments Jolanta Jurga.
“Customer trust fuels our continuous quest for improvement. Following our ISO certification, we’ve once more elevated the quality standards within our property management service. We’ve introduced a cutting-edge property management application called ‘Moderan’ and enhanced several digital solutions, all aimed at delivering an even more streamlined and satisfying experience for our valued tenants,” says Reinis Ignatavics, Country Manager at Newsec Latvija.
Reinis Ignatavics shares that this deal signifies the commencement of a new phase in the company’s growth. The company will be relocating its operations to the new business center, focusing on deliberate expansion of its operations.
“Riga has been going through fantastic changes lately. Due to the new office projects, there is a growing demand for professional property management services. With ambitious aspirations, we are committed to establishing a prominent presence in both the consulting and real estate management sectors in Latvia. Therefore, we have selected this office as the focal point for our future development.” comments Reinis Ignatavics.
