Alter Domus selects Business Stadium for office in Vilnius

Alter Domus, an international private financial services group, is establishing a branch in Lithuania and will locate its office at developer UAB Hanner’s Business Stadium campus in central Vilnius. The international real estate consulting firm Newsec advised Alter Domus in the transaction.

Luxembourg-based Alter Domus has been providing services for organizations that invest in alternative assets for 18 years now. Combining international experience and local know-how, Alter Domus serves the world’s largest real estate and private equity firms as well as private debt management companies. With more than 35 offices in 20 countries of the world, the company continues actively expanding. In 2020, more than 800 new employees joined Alter Domus’s international team.

Alter Domus has leased a total of 3,100 sqm in the Business Stadium North building, which it will occupy gradually. The company plans to move into a 1,000-sqm office in the fourth quarter of 2021 and occupy the remaining premises over the coming three years. Ultimately more than 300 people will work at the Vilnius office.

“We were able to offer Alter Domus very attractive and flexible terms, so negotiations were fast and to the point. At the Business Stadium campus, our clients have excellent conditions for business growth and can offer numerous benefits for employees with well-developed infrastructure for both work and leisure,” says Hanner Chairman of the Board Arvydas Avulis.

“Our Vilnius Regional Centre will play an important role in supporting Alter Domus on its ambitious growth trajectory. We want to offer our future employees in Vilnius not just excellent career opportunities, but also a work environment that is convenient and modern,” says Sandra Legrand, Regional Executive Europe at Alter Domus.

“In times of a global pandemic and ever-changing workspace requirements, we were delighted to jointly advise our client Alter Domus on the setup of their EMEA Centre of Excellence in Vilnius, together with our trusted Alliance partners at Newsec Baltics. Alter Domus has acquired ca. 3,100 sq. m at Business Stadium in Vilnius, which they will gradually occupy over the next three years. I would like to particularly thank my local colleague Martynas Babilas and his team for a swift and smooth execution, as always they have delivered a highly professional job despite tight timeframes and challenges and disruptions caused by the pandemic,” notes Josef Jokhaji, Senior Associate Director and Global Relationship lead for Alter Domus at BNPPRE UK.

Martynas Babilas, Head of Tenant Representation at Newsec Baltics, notes that the Vilnius office market is maintaining its momentum as more and more companies are again becoming convinced that office space will remain relevant as the main environment for collaborative and creative work. The first quarter demonstrated that activity is resuming in terms of new shared service centers being established in Vilnius as well as demand from companies that are considering and planning relocations.

“For Alter Domus, it is crucially important to create space that is attractive for future talent. Therefore the office selection process was very thorough and detailed. An office is a powerful tool for shaping an organisation’s culture and thus needs to be not just a convenient place to work but also pleasant and cosy,” Mr Babilas says.
