Lithuanian Railways

Challenge

Lithuanian Railways is the biggest railway company in the Baltics, and it aims to become a leader in mobility and logistics in Central and Eastern Europe. The needs of the company are rapidly changing – Lithuanian Railways needs a modern office to help create a perfect working environment.

Currently, administration of Lithuanian Railways is scattered around the city of Vilnius – at least 1200 employees work in more than 10 buildings. This may cause several issues. First of all, some premises are used inefficiently as area and cost per employee is higher than market average. Secondly, brand of the employer may be damaged because of poor working conditions. Third, working from many different locations has a negative impact on communication between different branches.

Solution

Lithuanian Railways is planning to establish the headquarters that meet the standards of a modern office. The headquarters could be located in the Vilnius station area, where the company operates a large plot of land. Such move would have a positive impact on the entire station area.

Therefore, the land plot can be used not only for the headquarters, but also for other administrative and commercial premises. Newsec has been selected as a partner to help with area development strategy and assessment of financial alternatives. After a thorough analysis, we provided recommendations about best-use scenarios.

The land plot can be used not only for the headquarters, but also for other administrative and commercial premises. Newsec has been selected as a partner to help with area development strategy and assessment of financial alternatives.

Outcome

Insight provided by Newsec helped to make an informed decision about the area development strategy overall as well as the headquarters project in particular. The planning process continues, as the detailed plan is prepared.
