Innovation and Business Centre is a multifunctional science and public purpose project located at Visoriai district, in the northern part of Vilnius. Project is developed and currently under construction at a Vilnius city location well-known for it's innovation ecosystem. Nearby locations innovative and progressive enterprises such as BOD Group, BOD Lenses, SoliTek, NanoAvionics, Northway BioTech, Baltic Amadeus, MOOG, also in the same area operates Visoriai information technology part, Nature Research Centre, In a short distance from the area operates pharma company TEVA, also Vilnius University hospital Santaros Clinics. 

A well-located Innovation and Business Centre is easily accessible and visible from the main Vilnius traffic artery - Gelezinis vilkas str. The area is well connected and accessible by public transport too. On top of that, its accessibility will improve even more due to the planned road link that will directly connect Mokslininku str. to A2 and Vilnius Western Bypass. MODERN AND FUNCTIONAL

The A++ class energy-efficient building with the futuristic design will feature the geothermal heating and cooling system. To ensure the optimal energy and operational costs for the tenants, a rooftop 335 kW solar energy farm will be installed. To complete the building and the premises modern and sustainable materials are used.

PREMISES

Functionally engineered premises are first of all planned to meet the demands of modern scientific laboratories and feature spacious, flexible and modern office to ensure the comfortable and cooperative environment for the scientific staff community. Lab premises are fit-out according to the tenant needs. Offices will feature clean design principles, both closed and open-space areas are planned where bright colors dominate. The ground floor of the premises will offer warehousing space with convenient un/loading docks for trucks and minivans. 

The ground floor area will accommodate a restaurant, a conference center for corporate events and team training activities. Well visible commercial premises / show-rooms with separate entrances are also planned on the ground floor. 

For the pleasure of the tenant employees and guests, the green zone and rooftop terrace is foreseen with a splendid panoramic view towards the science neighborhood and Vanagune geomorphological reserve. 

PARKING

To ensure the comfort of office and lab staff, the car parking will be situated on the 2nd and 3rd floors of the building. Secure bike storage with showers, as well as e-scooter charging stations will be built. There will be 48 e-car charging stations deployed out of total 344 parking spots dedicated to office and lab staff.

Guest parking is foreseen outside next to he building.

The scientific profile of the Innovation and Business Centre will provide the priority to accommodating tenants that work in fields of innovation, e.g. R&D, product development, engineering, bio-tech, manufacturing 4.0, laboratories, scientific institutions and institutes, and late-stage start-ups.
